Pre-Construction Administration

During the initial design phase, the owner may feel overwhelmed by the enormity of the tasks at hand. Assembling the right team of licensed architects and engineers presents unique challenges, especially with respect to communication. The owner must clearly articulate budgetary and time constraints to ensure successful completion; however, this requires constant reinforcement.

MSC works closely with Designers to create an itemized analysis of each project element, and generate accurate financial forecasts. We also monitor the planning projections and assemble progression reports based on your stipulations. At this point, we oversee the competitive bidding procedure among a pre-screened pool of skilled contractors.

Construction Site Management

Owners typically encounter difficulties as a result of issues on the job site. Curiously, these instances tend to occur in the owner’s absence. This why MSC provides hands-on supervision on a daily basis. MSC will handle the day to day hassles, so the customer can focus on your primary obligations.

It is MSC’s specific responsibility to monitor every detail of the contractors work as well as safety issues and quality control. This is facilitated by the full time on site construction manager provided by MSC. It is critical that all work executed on the project site is in full conformance with the contract documents.

Additionally, oversight by MSC in the progress payment procedure eliminates wasteful spending and avoids liens outright. The customer only pays for finished work, which motivates the construction crew to stick to the schedule. This also applies to the design team. Architects and Engineers must act in a timely manner to qualify for their payment as well.

Construction Conflict Management

CPM Project Management

Critical Path Method (CPM) is a calculation that determines which components are vital to project completion. CPM plays an important role in a successful operation. MSC will examine the previous CPM and make adjustments according to the current conditions. The updates will reflect new arrangements along with modified time frames.

Contractor and Design Professional Screening
